The challenge
A centralized production facility on a single industrial parcel — cold storage at multiple temperature zones, a high-throughput preparation kitchen, on-site warehousing, and an administrative block. The hard part wasn't the square footage. It was sequencing structural work with the refrigeration and stainless-steel fit-out so the kitchen could be commissioned on the same week the offices were handed over.
Our approach
We split the site into three structural envelopes — kitchen, cold-storage halls, administrative block — and ran them as parallel critical paths. Refrigeration contractors were brought in before the shell was closed so insulated panels could be set against finished floor levels rather than retro-fitted. Our MEP team specified a single redundant power feed with N+1 generation so a compressor failure in any zone never propagates.
The outcome
The facility was commissioned on schedule and has been operating continuously since handover as a primary production hub for the Riyadh region. The administrative offices and exhibition area were operational from day one, with the cold-storage and warehouse halls validated for food-grade operations before the first delivery rolled in.
